How renting works
A lease normally runs for a year and is paid in post-dated cheques (u.ae). Expect a refundable deposit of about 5% of the annual rent for an unfurnished flat and 10% for a furnished one, and an agent's commission of about 5% plus VAT if you use a broker.
The lease must be registered before water, electricity and telecoms can be connected:
- Dubai: Ejari, with the Dubai Land Department. A housing fee of 5% of the annual rent is added to the DEWA bill monthly, and DEWA takes a refundable deposit of AED 2,000 for a flat. At renewal, rent can rise only as far as the area's rent index allows.
- Abu Dhabi: Tawtheeq. A municipality fee of 5% of the rental value or the rental index, whichever is higher, goes on the utility bill (confirm the rate on TAMM). Rent rises have been capped at 0% since 2 June 2026, with no end date (Baker McKenzie).
- Sharjah: the Municipality registers leases, with a one-off attestation fee of 4% of the annual rent that Gulf News reads the 2024 tenancy law as putting on the landlord, so ask who pays. No rise is allowed in the first three years unless both sides agree (Khaleej Times).
The other four emirates have their own rules; get a copy of the registered contract before you pay.
What a room or flat costs
- A bedspace, a bed in a shared room: AED 600β800 a month in Deira and Al Ras, 600β900 in Bur Dubai and Karama, and 650β950 in Al Qusais, Al Nahda and Hor Al Anz (Bedflow, July 2026). A bachelor living this way spends about AED 2,500 a month all in.
- A room in a shared flat: about AED 1,800β2,500 a month for a standard room, with bills shared (the cost guide's estimate).
- A studio: AED 40,000 a year in Deira, 41,000 in International City and 44,000 in Al Nahda (Bayut H1 2026).
- A one-bedroom: AED 56,000 a year in Al Nahda, 61,000 in International City and 66,000 in Deira; AED 59,000 in Khalifa City, Abu Dhabi (Bayut H1 2026).
- Sharjah, all flat sizes: AED 46,896 a year in Al Nahda, 49,600 in Al Taawun and 40,800 in Muwaileh Commercial (Khaleej Times, 5 October 2026).
These are asking rents; signed rents are usually lower.
Where Indians live
- Dubai: Bur Dubai and Karama are the historic heart; Deira is older and cheaper; Al Nahda and Al Qusais are the family districts on the Green Line; International City is cheapest but has no metro.
- Abu Dhabi: Hamdan Street, Electra Street and Al Khalidiyah on the island; Khalifa City, Mohammed Bin Zayed City, Musaffah and Shabiya on the mainland.
- Sharjah: Rolla and Abu Shagara for the cheapest flats; Al Nahda, Al Taawun and Al Khan for family towers. With no metro, a single person's rent saving of AED 1,000β1,500 a month disappears into the commute.
Sharing safely
- A legitimate bedspace includes electricity, water, air-conditioning and wifi, a wardrobe or locker, and a shared kitchen and bathrooms. A price without those is a red flag.
- A bedspace cannot carry a family visa; ask whether the flat is legally shared.
- The standing scams: a cheap flat from a landlord "abroad" who wants the deposit before a viewing, a cash deposit for a sublet that cannot be registered, and an agent who is not one.
- Pay by cheque or transfer against a written contract, ask to see the title deed, and never pay before you have been inside.
What to ask here
- What should a bedspace in Karama include, and at what price?
- Who paid the attestation fee on your Sharjah lease?
- Is anyone looking for a flatmate near the Green Line?
